When you purchase a home from O’Brien Brothers, you receive a carefully structured warranty designed to protect your investment at every level—from the finishes you see every day to the structural systems that hold everything together for a full year following your purchase.
Workmanship & Materials
From roofing to finish trim, every inch of your home is covered against defects in materials and craftsmanship.
Essential Home Systems
Your electrical, plumbing, HVAC, and cable distribution systems are covered, giving you uninterrupted peace of mind. All manufacturer warranties for appliances and other equipment are assigned directly to you at closing.
Structural Integrity
Major load-bearing components, such as foundations, framing, beams, joists, and trusses, are warranted against structural defects.

Your 10-Month Anniversary Visit
Around the tenth month of living in your new home, we proactively reach out to schedule your personalized anniversary visit. At this dedicated appointment, our team walks through your home with you, reviews maintenance best practices, answers your questions, and addresses any open items together.
It’s our way of making sure your home is performing exactly as it should.
How It Works
The process of using our home warranty system is designed to be simple, transparent, and stress-free.
1. Submit Your Request
Log in to our secure warranty portal with the credentials provided to you at closing. Enter each item individually for the fastest response. Our team reviews every submission within 5 business days.
2. We Review & Assign
Items are either assigned directly to our trusted trade partners (you’ll see this in the portal) or flagged “Under Review” for an in-home assessment. You’ll hear from us within 10 business days either way.
3. Scheduling The Work
We coordinate Trade Day Appointments to bring the right tradespeople together on a single visit—minimizing disruption to your schedule. Exterior work often needs no appointment at all.
4. Quality Repairs, Guaranteed
Our technicians and vetted trade contractors complete all requested work at no cost to you, targeting completion within 30 days. We clean up completely and document everything before and after.

Emergency Support
Our trade partners offer emergency warranty service for critical situations, including:
- Total loss of heat during winter months (October–May)
- Total loss of electricity or water
- Plumbing leak requiring main water shut-off
Use the emergency contact list provided at your closing if any of these situations arise.
