At O’Brien Brothers Homebuilding, we have built our reputation on delivering thoughtfully designed, highly efficient homes with exceptional value. Now, we have made that same process available beyond our established neighborhoods. Whether you have already found the perfect piece of land or you are looking for a ready-to-build opportunity, we can help you get there with the same streamlined and trusted process we are known for.
While working with us, you will not be starting from scratch, managing a general contractor, or navigating a complex process. With our Build Packages, you may choose from one of our popular home plans in our established plan library, participate in our design selection process to select options and finishes that make it your own, and close on a finished home with confidence.
How it works
With one of our Build Packages, O’Brien Brothers will finance the construction process and lot acquisition, and you will close on the home upon its completion. This streamlined process removes the stress of construction loans and requisitions. Your only requirement is a 20% deposit at the start of construction and closing on your completed home—we will take care of the rest.
Two Ways to Build

Already own land? We bring the plan.
If you own a residential lot in Chittenden County or beyond, we can price and build one of our proven home plans right on your property.
You choose the plan. We handle the pricing, permitting coordination, and construction using our same efficient process. You participate in our design selection experience to make the home your own.
You benefit from the efficiency and value of an O’Brien Brothers home in your own location, as well as a fixed price that we guarantee on the date you sign your purchase contract.
2. Ready-to-Build Packages
Maybe our existing neighborhoods aren’t in your desired location, or you’re looking for a rural setting with a little more elbow room. If you don’t already own land, our Build Packages may be for you.
O’Brien Brothers periodically identifies standout lots around the greater Burlington area, so the opportunity to build a home is ready to go.
When you purchase one of our Build Packages, O’Brien Brothers will manage all of the logistics, construction, and land closings to deliver a complete home. You get a quality new-construction home in a location you love, without the complexity of managing the land purchase, plan selection, and construction on your own.

5. Build Begins
Our team manages construction from start to finish, keeping you informed and on track throughout the process.
6. Welcome Home
At closing, you receive a quality-built O’Brien Brothers home that is highly efficient, durable, and designed to last, as well as our standard one-year limited warranty.

What kind of warranty does O’Brien Brothers provide on their homes?
Every O’Brien Brothers home comes backed by a comprehensive warranty program designed to give you confidence from day one. Coverage includes one year of protection on all workmanship and materials, essential home systems (electrical, plumbing, HVAC), and major load-bearing structural components. All manufacturer warranties for appliances and equipment are assigned directly to you at closing.
A few things that set our warranty apart: you’ll have a dedicated Warranty Manager as your single point of contact, a simple online portal to submit and track requests, and a 30-day target turnaround on accepted repair items. We also proactively schedule a 10-month anniversary visit to walk through your home with you and address any open items. And if something urgent comes up, our 24/7 emergency line is always available. The warranty is even transferable to new owners during the coverage period.

Can O’Brien Brothers build on any lot?
We evaluate each lot individually based on location, site conditions, zoning, and access. Reach out with your lot details and our team will let you know if it’s a good fit.
How do I stay informed about new Build Package opportunities?
The best way is to reach out directly or check our Available Homes page for any current listings.
How is this different from buying in one of your neighborhoods?
The experience is very similar—same plans, same process, same team. The difference is location—this option allows you to build one of our homes on lots outside of our neighborhoods.
What if I own land outside of Chittenden County?
Contact us and we can discuss whether your location falls within our current build area. We’re continuing to grow our reach by adding new lots and locations all the time.
How is pricing determined?
Each Build Package is individually priced based on the selected plan, lot-specific factors (grading, utilities, access, etc.), and current construction costs.
Is this a custom build?
Our Build Package program is not a custom build or a design-build process. Instead, it takes advantage of our established plans and design selection experience. This is what allows us to deliver excellent quality at a significantly lower cost than traditional custom construction.

You will choose from the same plans available across our neighborhoods. Our team can walk you through which plans work best for your specific needs and lot size.
